Definition

Moniiq is a low-rise condominium project built on a Modern Japanese Style concept, the first Thailand residential project from Sankyo Home, a Japanese real estate developer entering the local market for the first time. SUFFIX built the digital marketing strategy that took the Japanese-style condo from pre-sale to sold out.

Objective

Create brand awareness for Moniiq and make the real estate development company from Japan known in Thailand.

Outcome

SUFFIX built the full digital marketing strategy for Moniiq, from the pre-sale phase through to selling out the entire project in 2018, covering website production, social media management, and ongoing campaigns. The work was done in partnership with Sankyo Home and Plus Property, with data shared across the three companies to keep the strategy adjusting for maximum effect.

Process

How did SUFFIX build the marketing strategy for Moniiq?

Moniiq is Sankyo Home's first project in Thailand. The main challenge was building awareness for a brand that was not yet known in the local real estate market. SUFFIX built a digital marketing strategy that started in the pre-sale phase to create awareness and credibility for both the Moniiq project and the parent company from Japan. Every piece of media was designed to reflect the Modern Japanese Style concept, the selling point that sets the project apart from typical condos in the market, so the audience can see authentic Japanese character from the architecture through to the online media. The strategy ran continuously and led to selling out the entire project in 2018.


Full digital media production, website, social media, and campaigns

SUFFIX produced digital media across every channel for Moniiq, from the project website that served as the main platform for presenting condo information and registration processes, to ongoing social media management with regular updates on project information, construction progress, and lifestyle content connected to the Modern Japanese Style concept. Beyond that, the team ran campaigns at each phase of the sales cycle, adjusting content to actual conditions, including special booking rounds, period-specific promotions, and communication timed to major construction milestones. The result was digital marketing that stayed connected to the real status of the project throughout.


Three-company collaboration with Sankyo Home, Plus Property, and SUFFIX

On this project, SUFFIX worked alongside Sankyo Home as the project owner and Plus Property as the sales team. The three-company collaboration kept communication and data flowing continuously, including construction progress, the profile of customers visiting the sales gallery, customer information from closed sales, and overall sales numbers. The data was analyzed and used to adjust marketing strategy at each phase. If the customers walking in showed a specific profile, the media and campaigns were tuned to match that group more closely. Sharing data this way meant every party saw the same picture and made decisions on real information, which is what helped the project run effectively all the way to selling out.
